To select the right targets we co-operate with best in class local and international brokerage firms. In addition we leverage our proven network and including the sourcing of off-market transactions. We focus on urban asset classes (office, retail, hotel and residential) from core to opportunistic investments to serve conservative and risk-oriented investors.
Our scope of services includes the sourcing of transactions, analysis of investment opportunities, co-ordination of due diligences (commercial, technical and legal), generation of asset plans, cash-flow calculations and assistance of financing. Geographically we focus on Germany, with a specialization in our home market Berlin.
Our asset management is based on a client-centric, value-based and proactive philosophy. According to our clients’ objectives we set up aligned asset plans, which are consequently implemented. In a first step we concentrate on stabilizing the cash-flows and and securing the value of the asset. Secondly, we address the main value drivers of the asset by increasing potential income streams and realizing cost savings. In the third step we develop together with our clients a long-term investment strategy, including potential exit scenarios, if desired.
All our asset management services are based on the Royal Institution of Chartered Surveyor´s professional guidance “Asset Management Services in Germany” (RICS, 2015). Standards like business planning, budget and controlling or tendering and monitoring services are among our services as well as the landlord representation function. Without conflict of interest we manage local brokers as well as property and facility managers.
